Businesses can be very complex organisations with many hundreds or thousands of people working in them in many different roles. In order to manage their resources effectively, businesses must have clear organisational structures in place. Organisational structures include the different relationships between people in an organisation. For example in some cases, an employer might want to have a very formal relationship between people in the organisation in others it might be more relaxed. This happens in every day life too. Think about any organisation you're a part of. Do you call the other people by their first names? Do you call them by their title? What about the other members themselves? Do they call each other 'Mrs D', 'Dr X' or 'Mr M' or do they refer to each other by their first names? How do they refer to the the person leading the organisation? Different levels in a business are referred to as hierarchies. A hierarchy occurs where people are given some sort of title or rank that signifies their importance in the organisation. All businesses have employees working at different levels of responsibility. At the bottom, a business depends on its operatives to produce the products or services. Team leaders often perform the day-to-day management role, with operational managers setting direction and strategy for the business as a whole. The number of employees in each level will depend on the business' organisational structure. It is important to determine who takes responsibility for decision making, who reports to who and who to blame when things mess up (or who gets the pat on the back if things go well!) There are three typical organisational structures. They are known as hierarchical, flat and matrix. A hierarchical structure is typical in large companies where each level of employee reports upwards and each level has a narrow span of control. The downside of this type of structure is that it can often lead to significantly slower communication and decision making. A flat organisational structure has much less levels of hierarchy and wider spans of control. This means employees at each level can communicate with managers more easily and quickly. However, this usually means that workers take more responsibility for decision-making. The benefits of this are that it may encourage a more dedicated and motivated workforce. Typically this type of structure is used in small businesses and start-ups. A benefit of this structure is that it allows the business to change rapidly to respond to the market, customers or competitors. However, this only applies if the staff are well trained and are actually capable of making the changes. Lastly, a matrix structure gathers employees who hold the relevant expertise in order to help the business to meet its goals. The people selected come from different levels and departments within the business. The structure can be used in both hierarchical and flat organisations and are typically used for specific projects. Individual team members may come from different parts of the business, regardless of their usual location in the hierarchy. Obviously once a project is over the matrix will be disbanded.

In 2009, Hawketts lost her job working for a British consulting firm. Looking for ways to pick up extra income, Hawketts discovered that she could host short-term guests for a modest fee through a new service called Airbnb. "They would stay in our basement," Hawketts says. "One person will be on the sofa or two people would be in the queen bed. We'd have a pullout couch and a day bed and the whole family would just squish up and they didn't care." When Hawketts' friends and neighbors took an interest in Airbnb but shied away from all the work involved, she saw a business opportunity. Along with her husband, she started Home Sweet City, a business managing Airbnb rentals for other hosts. Today they oversee more than 60 properties. "We just hear these amazing stories of folks that would come to the city, save for sometimes their entire lives, bring their family and it would be their one trip of a lifetime to D.C.," Hawketts says. "There was no way they could afford to stay in a hotel." Today, a mid-scale hotel room in Washington D.C. runs on average $237 per night. For the about the same price you can rent this centrally located four-bedroom historic townhouse, or for $110 this modern basement apartment near Capitol Hill. Or, for travelers on a budget, there's this twin bed in a shared room near Dulles airport for $16. On November 13, with the support of the hotel Worker's Union and the hotel industry's trade group, the D.C. City Council passed a bill that could have a devastating impact on the district's short-term rental market. Airbnb hosts can no longer rent out properties in which they don't reside. Those renting out their own spare rooms and couches will be required to obtain a license, report their activities to the city on a monthly basis, and be present during a stay, with the exception of up to 90 days a year. City Council Chairman Phil Mendelson (D) says the intent of the bill is to eliminate competition from Airbnb rentals, and make it cheaper for permanent residents to live in Washington, D.C. "We limit the short-term rentals to a person's primary residence and prohibited to a second or third property," Mendelson says. "We think that that correlates to improving the housing supply in terms of affordability." "You know we created a company out of necessity and out of sheer determination and blood, sweat and tears," Hawketts says. "We built it from nothing in a new market. How to market to property managers featuring Ricky Edwards
In today’s episode Mike coaches Ricky Edwards of Burlington Janitorial Services http://www.burlingtonjanitorialservice.com on how to market to property managers. First you have to decide on whether or not you want to niche with property managers. There are benefits and disadvantages with every niche so you have to weigh them out against your financial and lifestyle goals. The good thing about property managers is they represent a huge opportunity. They can be a great way to get many big accounts with one point of contact. The flips side to that opportunity is it can be slow going. Generally you get a property manager who controls a million sqft of property, you aren’t going to be able to walk in and expect them to make a quick decision to use you for all or even some of their properties. They are going to take their time, get to know you, build a relationship before trusting you enough to give you a crack at a tiny job. That job is basically an interview for a larger job and so on. It make take a year or two before you have built up enough goodwill and trust to get the big accounts with them. They are also a lot more price sensitive typically than building owners and business owners. Business owners are going to have more first hand experience with how clean a facility is, how it affects them, their employees, their customers..their everything. They are going to be more in tuned to the value you bring as a cleaner to their business and day to day. Property managers are more geared towards the bottom line and cleaning their facilities is more a matter of ‘it has to be done’ than ‘I really want this done’. They are held accountable to numbers and profit margins for the building owners. So anyway they can cut expenses they will do that. However, the work with property managers can come like an avalanche. You may work for months or years with a property manager to build up to a level of confidence they have with you, but once you have that confidence you may get a mountain of work. Property managers are a small community. Once you build rapport with one property manager you may be referred to other managers. Now that we have that settled and if you are still on board with property managers, let’s get on to the technical side of How to Market to Property Managers. First and foremost you have to understand the lifetime value of a client. A typical property manager could have a million square feet of commercial space they need cleaned. They could absolutely bury you in contracts. You have to be OK with spending 9 months and $5,000 to woo that client knowing that down the road the return on that time and money could be massive. BONUS TIP: Step one is to attract them, not chase them. The way that you are going to attract them online is to use a lead magnet. It isn’t going to be about you, it’s going to be about what’s interesting to them. Find out what they want, their hopes and dreams and create something for them that solves their pain and passion. Then you want to also create a lot of content. That can be a blog you write every week and they subscribe to, it can be a podcast or even interview property managers. Content can come in so many forms, written word, video or audio, the important thing is to find out where property managers like to get their information and create content for them on those mediums. So if they are watching youtube, create a channel for them. If they listen to podcast, make a podcast, if they read magazines, write an article there that serves them and their interests. BONUS TIP: Property Managers aren’t interested in cleaning and your company. They are interested in things that benefit them. Look at it as a long game tactic. If you are creative and consistent you are going to be miles ahead of your competition. There is something very different from calling every few weeks to offer services and inviting them to a party at Mortons where you buy them food and drink and give them great content they’re interested in. The Business Model Canvas - 9 Steps to Creating a Successful Business Model - Startup Tips The Business Model Canvas, is a strategic management and entrepreneurial tool. It allows you to describe, design, challenge, invent, and pivot your business model. The Business Model Canvas is comprised of 9 key segments: The left hand section of the Business Model Canvas is the Infrastructure section and comprises three key areas: Key Activities: The most important activities in executing a company's value proposition. Key Resources: The resources that are necessary to create value for the customer. Partner Network: In order to optimize operations and reduce risks of a business model, organization usually cultivate buyer-supplier relationships so they can focus on their core activity. The middle section of the canvas describes the business offering and is the value proposition delivered to different customer segments. Value Propositions: The collection of products and services a business offers to meet the needs of its customers. According to Osterwalder, (2004), a company's value proposition is what distinguishes itself from its competitors. The value proposition provides value through various elements such as newness, performance, customization, "getting the job done", design, brand/status, price, cost reduction, risk reduction, accessibility, and convenience/usability. The value propositions may be: Quantitative – price and efficiency Qualitative – overall customer experience and outcome The right hand side of the Business Model Canvas describes the customers, the channels through which you deliver services and and the relationships you have with your customers. Customer Segments: To build an effective business model, a company must identify which customers it tries to serve. Various sets of customers can be segmented based on the different needs and attributes to ensure appropriate implementation of corporate strategy meets the characteristics of selected group of clients. Channels: A company can deliver its value proposition to its targeted customers through different channels. Effective channels will distribute a company’s value proposition in ways that are fast, efficient and cost effective. An organization can reach its clients either through its own channels (store front), partner channels (major distributors), or a combination of both. Customer Relationships: To ensure the survival and success of any businesses, companies must identify the type of relationship they want to create with their customer segments. The bottom section of the canvas describes the finances. Cost Structure: This describes the most important monetary consequences while operating under different business models. A company's DOC.
