It’s acceptable to cross out your account numbers for personal privacy. Short Biography – It’s nice to provide the seller with some idea of who you are. Lets start with an interesting statistic. According to the NACS 2017 Retail Fuels Report, 59% of gas stations in the U.S. are one owner-operated. They own one store and often that store is attended by the owner. That type of business is what we call buying a job. The owners aren't working in the business because it makes so much money they are workimng there because they have to. Also interesting to note is that most major oil companies have sold off all or most of their fuel station holdings. Do you think you as a small business buyer have more market knowledge than the best business minds hired by the oil companies? Big oil is getting out of gas stations that should be a warning sign as shouold the huge number of single store owner operators. Many of these are struggling business owners making a living on very small margins. Which bring us to the next point 1. Small Margins. Here is a great infographic from the Orange County Register on where $50 spent at the pump goes. $30.75 to the oil company, $7.00 to the refineries, $6.00 on taxes, $4.00 to the delivery company, $1.25 on processing and transaction fees and finally right at the end of the chain you get $1.00. And that number can and does change sometimes even lower most owners suggesting an average of 1-3 cents net per gallon. If you speak with gas station owners as we do or even just visit forums and chatrooms with actual gas station owners most will tell you the gas is just a way to get people to the location and they actually make their money on cigarettes, soft drinks, coffee, and snack foods. But a huge problem today is more and more gas buyers are paying at the pump and not even entering the store making it even less profitable. But you will still have non driving walk in traffic leading us to reason #3 - rough customers 2. Most cheap gas stations are located in less than desirable neighborhoods and open 24 hours a day. And lets face it most gas stations are often frequented by some interesting people particularly in the late and early morning hours. We all watch Youtube and see some of the crazy stuff that happens in convenience stores and gas stations. That will also be happening to you - is that something you want to deal with? Ask your seller if they have ever had any issues where they had to call the police, and Google the address and see if any crime reports come up. There are over 7000 robberies each year at gas stations and 15,000 at conveniece stores which is disproportionate in relation to other businesses. 3. Franchising. Now there are many situations where the franchising model works. In my opinion gas is not one of them. In fact if you are at the mercy of buying only one companies gas at a fixed price, being unable to shop for better pricing, stuck with every promotion they decide on as well as having to pay franchise royalties and fees with your already slim margins, being profitable can be difficult. 4. Environmental issues.This is a problem specific to gas stations. Are the tanks leaking? If so the cost of cleanup can be costly. Many unwary buyers found themselves on the hook for huge bills because they chose to survey only assets that were above ground. 5. At the mercy of potential construction. Some unethical sellers pull a fast one and after determing that weeks or months of construction will make thier location inaccessible put it on the market. Always check with the local department of transportation prior to making an offer on a gas station. Or any business for that matter. Now in closing yes I understand that gas stations and convenience stores CAN be a good business or franchise. In these videos I provide the negative side because as we all know the seller is only giving you the good side. An business decision that has considered both the bad and the good is an educated one. http://www.3fatallandbuyingmistakes.com Hi, Mark the LandGeek here. Let's talk about those 3 fatal mistakes that I see the average real estate investor making every single day. First big mistake -- you've got to call the county recorder and confirm that that seller owns the property. So what do you do? First of all, you find out exactly what county that property is located in. Then you quickly go on at naco.org, and it's www.naco.org. That lists all the counties in the country. Do a quick search. You can do with the state, you can do the county -- whatever you want to do, but make sure you go there. Then all you need to do is if you don't want to talk on the phone, you can email the recorder and simply ask who owns this property at this legal description. They will email you back where they'll tell you it's Frontier Equity Properties LLC. When was it recorded? And that gives you a big clue as to how long did that seller own that property. Are they buying it for long-term? Are they flipping it? What's going on with that property? It kind of gives you a little bit more in the story anyways. So now you've got that information. Again, email our seller now and say, "Hey, can you fax me or email me a copy of your recorded deed for that property?" When they do it, we get to go, to take some time, a little sketchy. If they don't do it at all, don't buy the property. What I have seen is people go online and they can just easily copy now whatever ad is online and say, "Hey, that's my property". They can use a fake PayPal account or a fake Escrow account and take people's money. The typical term for this is a 'phishing' scam. That is the number one fatal mistake that I see people make. You've got to confirm that that seller owns that property; otherwise, who knows what you are getting into. Now there are situations where I have actually sold property on an auction and that's a whole other ballgame because I am just controlling that. If that's the case, then you need to have a copy of the auction agreement to see that they are controlling that property. Otherwise, look out - not a good thing at all! All right, second most fatal mistake I see the average real estate investor making online is they get really excited about the property. They are going to build their dream home there or they are going to put their RV on the property. They are just going to camp out and hang out six months out of the year, or they are going to raise sheep, they are going to do something cool on that property. But they don't confirm with the County Planning and Zoning Commission if what their use for that property is allowed. And so they will invest thousands of dollars, ultimately to be disappointed, and 99.9% of the sellers out there, they don't guarantee that property. You are stuck with it and now whatever dream you had to do on that property is wasted, and then you've got to go on and try to resell that property and so whole hassle and just a big bar of disappointment. So, what do you do? Like we did with the first mistake, we've got to contact the County Planning & Zoning Commission. We are going to go back to our website www.naco.org. We are going to find our county and we are going to call or email planning and zoning. We are going to give them the legal description of that property along with the assessor's parcel number and we are just going to ask the questions -- what restrictions are on this property? What can I do on this property? Can I build a house? Can I raise sheep? Can I camp? Can I put my RV? All these things are very important when trying to determine that your use for that property is allowed. So it's very, very important that you do that. The third most common fatal mistake I see buyers making every day and being really, really disappointing with their purchase, is not calling the County Treasurer to confirm that the taxes are paid current. This one is really something that I have seen time and time again, bite people on the tush. So it's really important that again, we are going to go back to our site www.naco.org -- N-A-C-O, we are going to find our County Treasurer, then we are going to shoot them an email -- again, with the legal description and assessor's parcel number and that information you should be able to get from your seller very easily and it should be on the ad. If it's not, you need to email your seller and get that information. And then you are simply going to confirm the taxes are paid current. If they are not paid current, you need to email your seller and ask them, "Who is responsible for these back taxes? I assume you are." If they say, "Oh, you are responsible for those back taxes", then you've got a decision to make. Well, how much are they if their owner is going to pass on that deal? A: You can print and prepay for the item at home, then take it post office and mail it, or print a mailing label and take it post office and pay for shipping there. Q: What happens if you sell the item, sent it to their home, and they do a charge back and lie about not receiving item when they did? what do you do? A: All you can do is use tracking to confirm delivery, and hope people are honest. You also have the ebay rating for the person. So hopefully that will vet out who is scamming others. Q: So if i don't have a printer i can just go to my local post office and ship it there? What information do i need when using this method? A: You need a mailing label with sender and receiver address. This can be hand written if you want. Then post office will place the postage sticker on the package. Q: So after purchasing the shipping label, if I go to my local post office, can I just hand it in and no additional costs will apply? A: Once you purchase that postal label, it's paid for, and you need to stick it on the box, and take it to the post office. It's paid already so you don't pay anymore,. You are just dropping the package off to have it shipped out. Q: With all the fees and postage, how do you figure asking price to not end up losing money? A: Your asking price is solely dependent on what other sellers are selling the same item for. If you ask for more than what others are selling at, nobody will buy your item. If you are not comfortable selling it at the market price, then you are better off not selling it. Q: I am confused when it comes to the shipping cost. You originally set the shipping cost at $9, but once you chose the way you wanted to ship the item it came out to $10 plus. So did the difference come out of your pocket, or did the buyers? A: Yes, I paid out the difference. When you preset a shipping cost, you really don't know where that winning buyer is located. If that person lives in your state, then shipping is cheap and you can make money on the shipping. But if the person lives across the country, then it can cost a lot. When you preset a postage price in your auction, you have to be prepared for this to happen. Just choose a reasonable shipping rate so it will attract buyers and cover most of your cost. For people that might say...how about charge more for shipping....well be careful as you might price yourself way higher than all the other sellers and never sell your item. My only advice is don't get too hung up on loosing couple dollars on the shipping, if you are able to sell your item, and you made some money, then it's money in your pocket. Versus not selling anything and have that item sit at home and you made $0. Q: Do you need to get your own boxes? And also how do you know how much you'll have to charge shipping? A: Yes you supply your own box, unless you ship using USPS Priority mail, then you use there boxes. As to how much you charge shipping, you can go on USPS and get an estimate. The difficulty is estimating where the winning bidder is from (near you or opposite side of the country which will be higher shipping). You can just charge a flat rate shipping and expect to either pay a few dollars more to ship at the end if the person lives far away. If you charge too much shipping right off the bat, then you risk no one buying it. Q: Can you use FedEx or any shipping method that you like? A: You can ship however you like as long as you get it to the buyer in a timely manner. Preferably with tracking information. Q: So will I have the money in my PayPal account before I purchase the shipping label or do they have to receive it first before I get paid? A: You don't ship until you get the money deposited in your Paypal. Ebay will also only give you the option to ship after payment has been made by the buyer. Q: You say you can pick up free boxes at the post office. Are flat rate boxes free or not? A: Priority Mail Flat Rate shipping is a fixed shipping rate you pay USPS. In order for you to ship using the Flat rate with USPS, you need to use their 'free' boxes which you can pick up for free at USPS. The reason for using their box is they predetermine the size and how much you can fit in it to qualify for their flat rate. When you go to the post office, you will see a shelves with these boxes which you can take as many as you want.

This basic English vocabulary lesson will teach you how to understand prices, and say them like a native speaker! But one thing I do like is saving money and getting a bargain or a deal when I have to go shopping and buy something. What I'm going to teach you is how to talk about prices or how much something costs or how much something was in English. It is difficult, I think, to say numbers or listen to when people tell you how much something costs in English because we don't say, "Ten dollars and seventy-five cents, please." What we do is we take the number, and we divide it. So if I was going shopping, and I wanted to ask someone, I would say, "Hey, how much is this?" If I held the thing in my hand and said, "Excuse me. How much is this?" People would say -- or the person that was trying to sell it to you would say, "It is ten seventy-five." You do not need to go through "ten dollars and seventy-five cents." We just say the first number, then the second number. So this number is "ten seventy-five". Wherever the dot is -- or the decimal point -- that's where we divide the number. This one is "two fifty". This one would be "eighteen twenty-five". Something quite expensive would be "a hundred and eighty-seven forty-two". Now, we do not -- at least I don't -- buy things that are in the thousands. But maybe you're going shopping, and what you're buying is very expensive. If the number is over a hundred -- it's "one thousand eight hundred and seven eighty-seven". It's the same rule. We say the first number, and the cents we just say as a number together. Maybe in your country you use a very, very high or big currency. Most of our purchases are not more than a thousand dollars, depending, of course, on what you're buying. But a typical grocery store or clothing store probably -- maybe, depends how much you eat or what you buy -- it's not going to be over a thousand. So you're not going to have to use "one thousand seven hundred and forty-two" a lot. The other really, really easy thing is that if you don't really understand when people speak very quickly, like, "It's ten seventy-five." "What? Excuse me. How much is this?" "Three eighty-five" "What?" "Three eighty-five." "What?" "Three eighty-five." What you can do is when they type it into the cash register, you can look at the price. Or you can ask them "Please write it down." That way, you can actually see the numbers. Now, I've told you that the person will say, "It is" -- the price. Once you have bought it, you can say to your friends, "Do you like my new shirt?" Your friend's like, "Oh, I love it! Oh, my God! How much was it?" And then you punch your friend for having friends that talk like that. You're going to say, "It was". So after you have bought something, "it was ten seventy-five." "It was two fifty." This is the only grammar, the only two tiny words that you need to use. Yes. No. Don't say this. Don't say this, "The price is" or "the price was"; "the cost is"; "I paid the money". "Did you really pay money?" Of course, you paid money. Do not use these expressions. They're very unnatural. This one is just strange and unnecessary. So the next time you go shopping, try and listen; try and ask people questions; and listen to the price of things. Watch out for the evilness called "tax". People will always say, "Oh, that's eighty-seven thirty-five plus tax." And in Canada, it's not included in the price, so good luck shopping out there. Until next time, goodbye.
